Dormer Leaks: Why These Features Are Leak-Prone

Dormers make a house look finished. They also concentrate more roofing details into a few square feet than any other feature on a typical home, which is why dormer leaks show up so often on North Texas repair calls.

The dormer itself is rarely the problem. The junctions around it are — the cheek walls, the front apron, the valleys where it meets the main roof, and the point where siding, roof and gutter all converge.

Anatomy of a Dormer, from a Leak Standpoint

Picture a small gabled box sitting on a sloped roof. Every face of that box has to be waterproofed differently:

  • Cheek walls. The two side walls running down the slope, sealed with step flashing woven into the shingle courses.
  • Front wall. The face above the window, protected by apron flashing that laps over the shingles below.
  • Valleys. Where the dormer roof meets the main plane, water from both surfaces converges.
  • Corners. Where the cheek wall meets the eave, water leaving the roof has to be redirected out of the wall.

Every one of those is a place where two materials meet. Water only needs one of them to be wrong.

Step Flashing at the Cheek Walls

Step flashing is a series of small L-shaped metal pieces, one per shingle course, each one lapped over the piece below and tucked behind the wall covering. Installed correctly, water running down the cheek wall lands on metal and gets carried out onto the shingles, course by course.

The common failures are all shortcuts. A single long piece of flashing instead of individual steps. Flashing nailed through the face so every fastener is a hole in the drainage path. Or no flashing at all, with a bead of sealant substituting for metal — a fix that lasts until the first hot North Texas summer cracks it.

Apron Flashing at the Dormer Face

The front wall of the dormer needs apron flashing: a one-piece bend that runs up the wall behind the siding and out over the shingle course below, with the ends turned to keep water from running off the sides.

Apron flashing fails when it is too short, when the ends are left open, or when siding sits tight against the roof instead of holding a clearance gap above the shingles. That gap matters — siding in constant contact with a wet roof wicks moisture and rots from the bottom edge up.

Where Valleys Converge

A dormer creates two valleys, and they are short, steep and busy. Water from a large main plane and water from the small dormer roof arrive at the same channel within a few feet.

Those valleys collect debris quickly because the dormer walls shelter them from wind that would otherwise clear leaves. A packed valley backs water sideways under the shingles, which is why dormer valleys are a first-look area on every roof inspection we do on a story-and-a-half home. Kick-Out Flashing: The Piece Everyone Forgets

At the bottom of each cheek wall, where the dormer wall meets the roof edge, water needs to be thrown clear of the wall and into the gutter. That is the kick-out flashing's job.

Leave it out and the runoff from the entire cheek wall pours down behind the siding at the corner. The damage is invisible for years: sheathing rots, insulation stays wet, and the first sign is often a soft spot on an interior wall or staining well below the roofline.

It is a small, inexpensive piece of metal, and its absence causes some of the most expensive repairs we see.

Diagnosing a Dormer Leak

Water travels, so the stain inside almost never sits under the entry point. A proper diagnosis works from the attic side where possible, tracing rafters and sheathing back uphill to the wet origin, then confirming from the exterior.

Once the entry point is identified, the repair usually means removing shingles back from the wall, replacing the flashing correctly, and reinstalling the courses — not sealing the outside. Our roof repair crews rebuild those details so the fix outlives the next storm season.
