A transferable roof warranty is coverage that can pass from the seller to the next owner when a house changes hands. Whether yours transfers depends on two separate documents: the shingle manufacturer's warranty and the installing contractor's workmanship warranty. Each has its own rules, and most transfers require paperwork filed on time after closing.

Almost every new roof comes with two layers of protection, and people often talk about them as one.
The manufacturer's warranty
This covers the materials: shingles, and on enhanced systems, the underlayment, starter, ridge cap and other components from the same brand. Manufacturers commonly allow a transfer to the next owner, often only once, and many reduce or change the coverage after the transfer. Enhanced system warranties that require a certified installer tend to have their own transfer terms.
The workmanship warranty
This is the roofer's promise about the installation itself: nailing, flashing, ventilation and the details that keep water out. Whether it transfers is entirely up to the contractor who issued it. Some do, some do not, and some require notice or a follow-up inspection.

If you are selling: make your warranty an asset
A roof with documented, transferable coverage is easier to talk about with buyers than a roof with a story. Pull these together before you list:
- The signed roofing contract and final invoice showing the install date.
- The manufacturer's warranty certificate or registration confirmation.
- The contractor's workmanship warranty document.
- Product names and colors, and photos from the job if you have them.
- Records of any repairs since, and who did them.
Check registration first

If you are buying: questions to ask about a transferable roof warranty
A listing that says "roof has warranty" is a starting point, not an answer. Ask:
- Which warranty, manufacturer, workmanship or both?
- Has the manufacturer's warranty already been transferred once?
- What does the transfer process require, and by when after closing?
- Is the installing contractor still in business, and do they honor transfers?
- Has anyone other than the original installer repaired or modified the roof?
Why a roof inspection still matters
A warranty covers specific defects under specific conditions. It does not cover hail, wind or neglect, and it does not tell you the roof's current condition. A roof inspection before closing shows what you are actually buying.
When the installer is out of business
The manufacturer's coverage can still apply on its terms, but workmanship coverage generally ends with the company that issued it. That is one reason buyers in North Texas pay attention to how long a roofer has been around.
Putting the warranty into the sale
If the warranty is a selling point, have your agent note it in the listing and include copies in the disclosure packet. Buyers and their inspectors can then read the actual terms instead of guessing. It also shows you have kept records, which says something about how the rest of the house has been cared for.
How the transfer usually works
Every manufacturer and contractor sets its own procedure, but the pattern is similar:
- A transfer form or written notice is sent within a set period after the sale closes.
- Proof of the sale and the original installation details are attached.
- Some programs ask for an inspection or photos of the roof's condition.
- The new owner receives confirmation in their name. Keep it with the house records.
Miss the window and the coverage may not follow the house, so put the deadline on your closing checklist.
Common reasons a transfer falls apart
- The original warranty was never registered, so there is nothing on file to transfer.
- The transfer notice was sent after the deadline.
- The roof was repaired or modified by someone the warranty did not allow, such as an unapproved repair or a new penetration.
- The warranty had already been transferred once before.
- Nobody can produce the original contract or proof of the install date.
Most of these come down to paperwork. A single folder with the contract, invoice, warranty certificate and photos solves the majority of them.
