A wet ceiling on a clear day is one of the more unsettling calls we get. The homeowner has already checked the forecast, confirmed it has not rained in a week, and is now wondering what on earth the roof is doing.
Most of the time, the answer is that the roof is not doing anything. A roof leak with no rain is usually water that came from inside the house — condensation, an air conditioner, or a plumbing line — and it drips through the exact same ceiling a genuine roof leak would.
That does not make it harmless. It just means the fix lives somewhere other than the shingles, and chasing it on the roof wastes time and money.
Attic Condensation: The Most Common Explanation
Air holds moisture, and the amount it can hold drops as it cools. When warm, humid indoor air rises into the attic and meets a cold roof deck, that moisture condenses on the underside of the sheathing. In North Texas it happens on the back side of a winter cold front, when a mild humid day is followed by a hard freeze overnight.
The tells are distinctive:
- Frost or beads of water on the underside of the decking and on nail points.
- Rust rings around every nail tip poking through the sheathing.
- Damp insulation spread evenly across a broad area, not in one cone.
- Staining that appears a day or two after a temperature swing, not after a storm.
Where does the humid air come from? Bath fans venting into the attic instead of outside, an unsealed attic hatch, gaps around recessed lights, and open plumbing chases. Each one is a chimney feeding wet indoor air into a cold space.
Ventilation Is the Other Half of the Problem
Even a house that leaks some indoor air into the attic stays dry if the attic breathes. Balanced ventilation means intake at the soffits and exhaust at or near the ridge, with enough of each that air moves continuously across the underside of the deck and carries moisture out.
The failure we find most often is intake starvation: ridge vents installed while the soffit vents are painted shut, stuffed with insulation, or missing entirely. The exhaust then pulls air from inside the house instead of from outside, which makes the condensation worse rather than better. HVAC Condensate: The Puddle That Looks Like a Roof Leak
If your air handler sits in the attic — as it does in a large share of North Texas homes — it produces a steady stream of condensate all summer and pipes it away through a small drain line. That line clogs with algae and dust, the primary pan overflows, and water spills into the ceiling below.
Signs it is the HVAC and not the roof:
- The leak appears only when the system has been running hard, and stops overnight.
- The stain is directly below or slightly downhill from the air handler.
- The emergency drain pan under the unit holds standing water.
- Water drips from the secondary drain line outside, usually above a window — that pipe exists specifically to warn you.
That is an HVAC repair, not a roofing one, and the drain line is worth clearing every spring before the first long hot stretch.
Plumbing Leaks That Look Like Roof Leaks
Plumbing runs through the same ceilings and walls the roof drains toward. A weeping supply connection, a failed wax ring on an upstairs toilet, or a cracked drain line all produce ceiling stains with no weather involved.
The distinguishing pattern is use, not weather. If the stain grows after showers or laundry and never after rain, look at the plumbing. If a vent stack passes through the wet area, though, keep the roof on the list — a failed pipe boot leaks only during rain, but the two get confused constantly.
How a Roofer Tells the Difference
When we get to a "leak with no rain," the attic tells us most of what we need to know before anyone gets on the roof.
A genuine roof leak leaves a trail. There is a defined path from a penetration or a flashing detail, down a rafter, to a wet spot — and dry decking on either side of it. Condensation leaves the opposite signature: broad, even dampness across the whole underside of the deck, rusted nail tips everywhere, and no upstream entry point at all.
We also check the mechanical suspects, look for daylight at penetrations, and note whether the insulation is matted in a cone or a sheet. A thorough roof inspection includes the attic for exactly this reason.
