Anything bolted to a residential roof is a hole in it. Solar standoffs, antenna masts, evaporative coolers, mini-split line sets, and mounting rails all pass fasteners through the one surface meant to be continuous. Rooftop equipment mounts are where two trades meet, and where warranty questions get complicated.
None of this means you cannot put equipment on a roof. It means the penetrations have to be built like roof penetrations, and somebody has to be accountable for them afterward.
Every Mount Is a Penetration
A shingle roof works by overlap. Water lands high, runs over layered courses, and leaves at the drip edge without ever meeting a fastener head. A mount interrupts that path.
The failure mode is consistent across equipment types. A bracket sits on the shingle, lags drive through into wood, and a bead of sealant covers the heads. Under North Texas conditions — surface temperatures well over ambient all summer, daily thermal cycling, hail, wind-driven rain — that sealant gives out long before the roof does. Water then reaches the decking, wets the framing, and shows up on a ceiling far from the mount.
Load matters too. A rack catching wind transfers force into a handful of lag bolts, and if those bolts are in decking rather than framing, they work loose.
What Correct Mounting Looks Like
Done properly, a mount is waterproofed by geometry rather than adhesive:
- Fasteners land in rafters or trusses, located rather than guessed at, so the load has real structure behind it.
- Each penetration gets a flashing — a metal plate or purpose-built flashed standoff that tucks under the course above and laps the course below.
- Sealant backs up the flashing at the fastener and under the flange. It is never the primary defense.
- Curbs are used for anything large. Evaporative coolers and rooftop units belong on a curb with counter-flashing, not sitting on the field of the roof.
- Condensate and drain lines discharge into a drainage path, not onto the shingles, where constant wetting shortens their life.
- Nothing sits in a valley or a water path, and rails do not dam the flow across a slope.
That is the same standard we apply to any roof flashing work. The details are unglamorous, and they are the difference between a mount that lasts and one that leaks in year three.
Where Warranties Get Complicated
Two separate warranties are in play, and equipment installers can affect both.
A manufacturer warranty covers material defects in the shingles. A workmanship warranty — ours is the 10-Year Craftsmen Guarantee — covers the installation as we performed it. When another contractor drills new holes in that installation, the penetrations they made are generally their responsibility, not the roofer's, and a leak at one of their brackets is usually outside our coverage.
That is not a technicality anyone should discover during a leak. Keep records of who penetrated the roof, when, and how it was flashed, and ask the equipment installer whether their work carries a leak warranty on those penetrations and who to call if a ceiling stains.
Solar Deserves Its Own Conversation
Solar arrays are the most common new penetrations on North Texas homes, and they involve dozens of attachment points, not four. They also stay up for decades.
The sequencing question is the important one. If your roof is in the back half of its life, replacing it before the array goes up avoids paying to remove and reset panels later, and it avoids the risk that comes with disturbing an aging roof. HVAC, Coolers, and Everything Else
Rooftop mechanical equipment brings its own problems: weight concentrated on a small footprint, vibration that works fasteners loose, service technicians walking the slope, and condensate discharging where it should not. The practical rule: after anyone services equipment on your roof, look at the flashing around it. Most post-service leaks start with a lifted counter-flashing or a screw pulled and not replaced.
Coordinate Before Anyone Drills
The cheapest version of all this is a phone call before the install. Get your roofer's input on placement, confirm what flashing the equipment installer intends to use, and schedule a roof inspection after the work is complete so the penetrations are documented while everything is accessible.
