What Texas Drought and Heat Do to Roofs and Foundations

Ask a North Texas homeowner what damages roofs and you will hear hail, wind, and heat. Almost nobody says drought. Yet every long dry summer, we get calls about roofs that have developed a wave in the ridge, valleys that no longer line up, and shingles buckling in a straight line across a slope — on houses that have not seen a storm in months.

The cause is under the house, not on top of it. North Texas sits on expansive clay, and clay changes volume with moisture. In a drought it shrinks, the foundation loses uniform support, and the whole structure above it moves.

The roof is where that movement becomes visible, because a roof is a large flat plane and the human eye is very good at spotting a line that is no longer straight.

Expansive Clay: The Mechanism Under Your House

Clay soils absorb water and swell, then release it and shrink. Through a normal year that cycle is gentle. Through a hot, dry Texas summer, with 100°F afternoons pulling moisture out of the ground for weeks, it is not gentle at all.

Shrinkage is never even. Soil under the sunny south side dries faster than soil under the shaded north side. Soil near a big thirsty tree dries faster still, because mature trees pull enormous volumes of water from the root zone. Soil under the center of a slab stays damper than soil at the perimeter, which is exposed on all sides.

The result is differential settlement: one part of the foundation drops while another stays put. The building is rigid enough to resist, so instead of following the soil smoothly, it racks — and the stresses distribute through the walls into the roof structure.

How Foundation Movement Reaches the Roof

Walls carry the roof. When the wall plates move, the framing on top of them moves too.

  • Racked framing. Rafters and trusses that were square are pushed slightly out of square. The ridge line develops a dip or a gentle S-curve visible from the street.
  • Opened decking joints. Sheathing panels installed with tight edges pull apart at the seams. That breaks the continuity of the underlayment plane and creates a straight-line crack path through the shingles above it.
  • Buckled or ridged shingles. A long, straight ridge in the shingle field, running along a decking seam, is usually the deck moving rather than the shingles failing.
  • Separated valleys and hips. Where two roof planes meet, small changes in geometry open joints that were watertight.
  • Cracked masonry chimneys. A chimney on its own footing moves independently of the house and tears at the flashing where it passes the roof.
  • Fascia and soffit gaps. Trim pulls away from the wall as the geometry changes, which lets weather and wildlife into the eave.

Reading the Signs Inside the House

Roof symptoms rarely arrive alone. If soil movement is behind it, the house tells you in several places at once.

Look for diagonal cracks running from door and window corners, doors and windows that suddenly stick or swing open on their own, gaps opening in brick mortar joints near corners, separation between the ceiling and interior walls, and floors that feel out of level between rooms.

One of those on its own can be ordinary settling. Several appearing in the same dry season, on the same side of the house, is a pattern.

That is the difference between structural movement and an ordinary roof issue. A leak stays local to the wet area. Movement shows up everywhere the geometry changed.

Heat Adds Its Own Layer

The drought is doing the structural work, but the heat that comes with it is working on the covering at the same time. Shingles bake, sealant strips soften and re-set, fasteners cycle in and out of the decking, and attic temperatures climb.

When a moving deck and a heat-stressed covering meet, small problems compound: a seam that opened slightly under structural stress gets a shingle above it that has lost flexibility, and the crack that follows runs straight down the slope. What to Do, and in What Order

Do not start with the shingles. Roof work performed on a structure that is still moving moves with it. The repair fails, and it looks like poor workmanship when it is really unresolved movement.

Get the movement evaluated. A foundation specialist assesses the soil and the slab. That is their trade, not ours, and a good roofer will tell you so rather than selling you a roof that will not fix the problem.

Stabilize the moisture cycle. Consistent perimeter watering during dry spells reduces the shrink-swell swing. Keep gutters and downspouts working so runoff leaves the foundation instead of soaking one corner and starving another — uneven watering is as damaging as none.

Protect against active water intrusion now. If a moved joint or torn chimney flashing is letting water in, that gets addressed immediately. Temporary roof repair buys time while the structural side is sorted out.

Then correct the roof. Once movement is stabilized, decking seams get re-secured or replaced, flashing is rebuilt to the new geometry, and the covering is restored properly.
