Commercial Roof Drainage: Drains, Scuppers and Crickets

Commercial roof drainage is the part of a low-slope roof nobody thinks about until water is standing where it should not be. The membrane gets all the attention in a bid, but the drainage design decides how long that membrane actually lasts.

A flat roof is never truly flat. It is built with a deliberate fall so water moves toward an outlet, and everything about its service life depends on the water leaving quickly and completely.

Internal Drains

An internal drain sits in a sump — a recessed area built into the insulation so water is pulled toward it rather than passing by. The membrane is clamped into the drain body with a clamping ring, and a strainer dome sits on top to keep debris out of the leader pipe below.

Three things go wrong with internal drains:

  • Debris. A missing or crushed strainer lets leaves and trash into the pipe, or debris mats around the drain and dams the sump.
  • Loose clamping rings. The ring holds the membrane against the drain body. When its bolts loosen, water travels straight into the deck.
  • Flat sumps. A drain installed without a proper sump leaves a shallow pool that never fully clears.

Scuppers and Through-Wall Drainage

On parapet-walled buildings, scuppers let water out through the wall itself, usually into a conductor head and downspout on the outside. They are simple and easy to inspect, which is their advantage.

Their weakness is size and height. A scupper set even slightly too high leaves standing water behind it permanently, and an undersized opening chokes during a heavy Texas rain. Scupper sleeves and their wall flashing also need to be watertight where they pass through the parapet.

Overflow: The Backup Nobody Tests

Every low-slope roof needs a second way out. Overflow scuppers or secondary drains sit above the primary outlets, so they do nothing until the primaries block — then they dump water off the building before it builds up behind a parapet.

Because they are meant to sit dry, overflows get ignored, painted over, or blocked by later work. If you ever see water coming out of an overflow scupper, that is not good news — it is the primary drains telling you they are plugged.

Tapered Insulation and Crickets

Not every building was framed with enough slope, and some have sagged over the decades. Tapered insulation solves that on the roof rather than in the structure — boards manufactured at a slope are laid out to build fall toward the outlets.

Crickets are the same idea applied to obstructions. A cricket is a tapered saddle that splits water around an equipment curb, a chimney, a skylight, or a wall, so nothing sits against the flashing on the uphill side. Wide curbs deserve one, and rooftop HVAC units are the usual candidates.

Why Ponding Water Destroys Roofs

Water is heavy, and a pond that never clears loads the deck it sits on. That load deflects the deck slightly, which deepens the low spot, which collects more water — a cycle that feeds itself.

The membrane suffers separately. Constant saturation accelerates surface weathering, encourages growth that traps grit, and gives every seam, fastener plate, and detail nearby an endless opportunity to fail. Keeping Drainage Working

Drainage is a maintenance item more than a design problem on most existing buildings. Clear the drains, strainers, scuppers, and downspouts every spring and fall, check them after storms that strip trees, and note where water still stands two days after rain. Those low spots are your map of future leaks.

Correcting drainage often costs less than people expect — a new sump, a lowered scupper, a cricket behind a curb, or a targeted roof repair with tapered board. Keeping it on a schedule is easier still, which is why drainage is a standing item in our commercial roof maintenance program.
